Position Summary:
We are seeking a Director of Marketing to lead marketing strategy and execution for the facilities under management. This role ensures every property is marketed effectively to drive lead generation, occupancy growth, and strong ROI. This is a hands-on role responsible for shaping scalable marketing strategies, implementing repeatable processes, and testing new initiatives to drive measurable results across the portfolio.
Responsibilities
- Facility Marketing Strategy – Develop and oversee marketing plans for managed assets, ensuring every initiative—digital or local—is scalable, measurable, and effective in driving performance across the portfolio.
- Performance Management – Establish performance benchmarks and team KPIs, build and refine reporting systems to track key metrics (leads, occupancy, conversion rates, cost per lead, SEO rankings), and use these insights to drive results and hold the team accountable for achieving targets.
- Team Leadership – Lead and mentor a growing marketing team. Set clear KPIs, provide ongoing coaching, and help prioritize projects to ensure high-impact work is completed on time and within budget.
- Digital Presence Management – Establish scalable workflows and best practices for website content, Google Business Profiles, reputation management, and listing accuracy, using strong digital marketing knowledge to drive consistent, measurable performance across all properties.
- Advertising & Promotions – Oversee strategy for paid media (Google Ads, social ads, SpareFoot), promotions, and seasonal campaigns to maximize lead flow and occupancy across all managed assets.
- Owner Communication – Provide regular updates to our clients on marketing performance, key wins, and opportunities for growth. Meet with potential clients and discuss marketing strategies for their assets.
- Process Improvement – Standardize marketing workflows, vendor selection, and reporting to scale across a growing portfolio.
- Market Research – Track competitive trends and recommend strategies to stay ahead in local markets.
Qualifications
- 7+ years of marketing experience with at least 2 years in a leadership role; multi-location or property marketing experience strongly preferred (real estate, retail, or franchise).
- Deep knowledge of digital marketing channels including SEO, PPC, social media, and local search.
- Strong analytical skills and experience managing marketing performance dashboards.
- Proven ability to lead teams, manage budgets, and collaborate across operations and sales.
- Excellent communication and presentation skills for internal stakeholders and clients.
- Hands-on mindset with the ability to balance strategy and execution in a fast-growing environment.
